ROSEMONT (August 15, 2025)—Industrial Outdoor Ventures, a leading investor and manager of industrial outdoor storage (IOS) facilities in the U.S., is marking its entry into Louisville, KY with the acquisition of 355 Farmington Ave., an 8.97-acre truck maintenance and outdoor storage facility. The transaction’s financial terms were not disclosed.
The fully leased Farmington Ave. asset occupies an excellent location in Louisville, just off of I-65 and less than a mile from I-264, Churchill Downs, Kentucky Kingdom Theme Park, Kentucky Fair and Expo Center and the University of Louisville Cardinal Stadium and campus. The Louisville Muhammad Ali International Airport is located one mile from the property. Additionally, a UPS Worldport and a Fotor Motor Company Assembly plant are located lass than 5.5 miles from the property.

The property’s maintenance facility, originally built in 1969 and renovated in 2000, totals 29,419 square feet of space. Among the features of the building, which is currently being operated as a maintenance facility, include clear ceiling heights ranging from 15 to 20 feet and 20 loading docks with 20 drive-indoors.
DeLaurentis expanded the attributions of location adding that Louisville’s location in the heart of the Midwest will also be beneficial over the property holding period.
Upon entering the Louisville market, IOV now owns and operates 85+ properties in approximately 20 markets across the country. Combined, IOV’s portfolio comprises over 1,000 acres of land and more than 2.4 million square feet of building area.
